<p>Hi, I&#8217;m Dedra Hughes, Mercer Hughes Real Estate Group. And I&#8217;m here today with Olivia Laverenz. She is the newest member of our family here, and I wanted to tell us a little bit about coming into real estate and what that&#8217;s been like.</p>
<p><strong>Olivia:</strong></p>
<p>Yeah. So I&#8217;ve always had a love for real estate, so I just started, and my favorite thing is being able to build a relationship with the client, whether it&#8217;s your starter home or your forever home.</p>
<h5>Dedra:</h5>
<p>Well, one thing is true. She is a natural. She knows how to think real estate. More than that, she knows how to serve people. But I want you to tell us a little bit about what you&#8217;ve been told you&#8217;re a natural at.</p>
<p><strong>Olivia:</strong></p>
<p>Thank you. So what I love the most and what I feel out of natural at is when I&#8217;ve got these sellers that need to get top dollar for their home, I will go into their home and being able to tell them, hey, this may need some updating, and then being able to execute that for them.</p>
<h5>Dedra:</h5>
<p>She&#8217;s very good with the details, and she said the word execute. She&#8217;s very good at bringing all the people to the table to help get your home ready and get top dollar. And I want to talk a little bit about inventory, Olivia, because we&#8217;ve been at such a low inventory for the last several months, almost two years, I would say, and we are starting to see the inventory rise a bit, maybe 10 to12 percent in the area. People are concerned. That&#8217;s not a bad thing. It&#8217;s not a bad thing for the buyers to have choices, but we&#8217;re still not at a level where I think it&#8217;s going to harm sellers as long as they choose the right price and the right condition for their home. We need a healthy market, and that&#8217;s what we&#8217;re getting back to. That&#8217;s what we&#8217;re looking forward to. We&#8217;ve spoken before about rates, and people are talking about, oh, my goodness, our rate is going to hit 6%. I remember the day when I was hoping for 6, 7, even 8% on mortgages. Read on to hear real life situations I have encountered and why a <a href="https://mercerhughesrentals.managebuilding.com/Resident/public/home" target="_blank" rel="noopener">property management company</a> is a great fit.</p>
<p>I have spent the last few weeks looking at properties that the owner would like to <a href="https://mercerhughesrealestate.com/sell-your-home-with-our-creative-marketing/">sell</a>. This has been an unusual couple of weeks in that several of the properties have been owned by landlords who are interested in capitalizing on a hot market. Let’s walk through what I have found just in the last week alone!</p>
<p>Before I ever got out of my vehicle, I was shocked at the lack of lawn maintenance. I don’t mean the grass needed to be cut. I mean I couldn’t see the house for the bushes! No edging, no weeding and certainly no mulch in those flower beds! I also think the yard in both cases had been used for a trash dump!</p>

With the smell comes damage to baseboards, window sills, blinds and flooring, all of which came as a surprise to the homeowner. Most of you know I am a lover of dogs and nothing against the dogs, but the tenant had zero control of these babies, nor had the knowledge to <a href="https://www.avail.co/education/articles/how-to-get-rid-of-pet-odor-in-your-rental" target="_blank" rel="noopener">eliminate the urine smell</a>! Marks on the walls and dog hair everywhere! Oh and anything the tenant didn’t need anymore was just left behind to be discarded at the owner’s expense.</p>
<p>You might think a tenant would call the homeowner for bathroom or roof leaks? I sure would hope so too, but from what I saw with my own eyes that was not the case! Active <a href="https://modernize.com/homeowner-resources/bathroom/bathroom-leaks-and-home-damage" target="_blank" rel="noopener">bathroom leaks</a> that were rotting the baseboard in one of these beautiful properties! Rotten deck boards were the least of worries here!</p>
<p>Let me settle back down to say these were both beautiful properties that should have been renting for several hundreds of dollars per month. In both cases the owners were out of state and had chosen to forgo paying a property manager because they were renting to a “friend”.  And because it was a friend no deposit was collected to help defray these expenses. I do mean expenses to the tune of several thousands of dollars! What is the old saying…” with friends like that who needs enemies?”</p>

<p>Hi, I&#8217;m Dedra Hughes with Mercer Hughes Real Estate Group, and I&#8217;m here today with Elisa Ray, one of the agents at our office. I&#8217;d like for you to get to know her, some special things about her. But Elisa, you&#8217;ve been in real estate for a while now. Why don&#8217;t you tell us, what is some of your favorite things about what you do here?</p>
<p><strong>Elisa:</strong></p>
<p>Well, one of my favorite things is that I&#8217;m not sitting behind a desk 8 hours a day. Every day is different. I help my clients in different times of the day, showing houses or listing properties. There&#8217;s just unique situations, and I&#8217;m able to do that with more flexibility than just sitting from nine to five.</p>
<h5>Dedra:</h5>
<p>I like that about it too. It gives us the opportunity to meet the needs of every client. One of the things that I love about what you do every day is you love to be involved with the community. I know you&#8217;re really big at the Valdosta Board of Realtors in your position there, but you and your husband Tony, who is a retired Chief Master Sergeant, have just joined another organization that serves our community. And I&#8217;d like to hear a little bit about that.</p>
<p><strong>Elisa:</strong></p>
<p>Yes, That Others May Live Foundation. It is specifically focusing on helping the rescue community, which he served for over 25 years. And now it feels just right to help back. And the programs include scholarships, it includes assistance, immediate assistance when there&#8217;s a tragedy and things just like that that will help back with this community.</p>
<h5>Dedra:</h5>

<p>Well, first of all, the contracts, as they are in English, they can be complex. So when you&#8217;re adding that Spanish is a little bit also complex. So it&#8217;s easier for me to explain in real time a person with what does the contract include? What are you signing? Specifically? What are the processes in buying a home for the first time?</p>

<p>I&#8217;m Dedra Hughes and this is Larry Mercer and together with my husband Jerry Hughes, we own Mercer Hughes Real Estate Group.</p>
<p>Do you know that today makes three days? Three days, three years that we have been in business? And it&#8217;s been very wild ride. We&#8217;ve grown, we&#8217;ve loved it. We&#8217;ve had a good time.</p>
<p>The Federal Reserve met yesterday, and we&#8217;ve had so many questions about what that might mean. I wanted to hear Larry&#8217;s thoughts on, what will that mean for <a href="https://mercerhughesrealestate.com/buyers-steps-to-purchase-a-home/">buyers</a> in our area?</p>
<h5>Larry</h5>
<p>Good question. Well, the Fed raised the interest rates yesterday, the federal funds rate. And what happens is that mortgage interest rates tend to follow federal funds rate. So we know that they just went up a quarter of a point. More importantly, they telegraphed that they&#8217;re going to go up six more times this year. So with rising rates, rising mortgage rates, then your payment is going to be higher, and that could cause a problem for people.</p>
<h5>Dedra</h5>
<p>What about for <a href="https://mercerhughesrealestate.com/sell-your-home-with-our-creative-marketing/">sellers</a>? Does it mean anything to sellers?</p>
<h5>Larry</h5>
<p>Well, could kind of be the inverse. So if people are afraid of the new price tag that they&#8217;re going to get with rising interest rates, they may not buy the house that they want it. They may have to settle for less house, or they may actually rent and wait until things get better. But of course, we don&#8217;t know what that is. So it&#8217;s probably going to be a pretty good time to be selling right now and get ahead of the six interest rate bumps that are coming.</p>
<h5>Dedra</h5>
<p>Okay. We&#8217;ve both been in this business for 25 years. Long time.</p>
<p>I&#8217;ve never seen inventory as low. I pulled it last week. We were looking at about 200, 210 houses on the market in all of our MLS. That includes all of the surrounding counties.</p>
<p>I don&#8217;t remember it being that low. Do you remember it being that low and what does that mean right now?</p>
<h5>Larry</h5>
<p>Right. I&#8217;ve never seen it that long. That&#8217;s the lowest inventory, like you said, in 25 years. So it&#8217;s kind of a crazy, hectic market now with a lot of different things going on. But again, back to what&#8217;s going to happen. The rate is going to go up six more times this year. It&#8217;s probably going to change the supply &#8211; demand dynamic. We&#8217;re probably going to have less demand. That&#8217;s going to increase the inventory. That could mean their prices are going to go down. So bottom line to all of this, it&#8217;s a pretty good time to buy now to get ahead of the rising interest rates, and it&#8217;s a really good time to sell while the demand is still high.</p>
<h5>Dedra</h5>
<p>I think a funny question would be,  what was your first interest rate, first house you ever bought? What was your <a href="https://www.investopedia.com/terms/i/interestrate.asp" target="_blank" rel="noopener">interest rate</a>?</p>
<h5>Larry</h5>
<p>16.5% in 1982 and I have perfect credit.</p>
<h5>Dedra</h5>
<p>Okay. You&#8217;re sharing yours, so I&#8217;m going to share ours.</p>
<p>Ours was almost 11% in 1989. So let&#8217;s put all of this in perspective. When we&#8217;re talking about interest rates. Historically, we are still in phenomenal numbers to buy a home.</p>

<p>We are not sure when interest rates will rise, but we do know the Valdosta Real Estate Market is booming right now. It is still a good time to buy a home or sell your home.</p>

<p>Once you identify the home you want, your REALTOR® should complete a comparative market analysis (CMA) to determine what a fair price would be based on recent sales of similar homes in the area.</p>
<p>Rely heavily on your agent to recommend an offer price, who pays closing costs, closing date, amount of earnest money, and any other contingencies or special stipulations that might be required to best serve you. Also remember that your relationship is a partnership, and that your agent provides recommendations. You are still in charge and can offer what you think is appropriate. Just remember to respect your agent. They are experienced and don’t come to conclusions on a whim.</p>
<p>Your agent will write your offer on real estate specific forms and should go over it completely. Don’t allow an agent to just write it up and ask you to sign. Cover it thoroughly and ask questions. You should always make informed decisions.</p>
<p>Your offer will be transmitted to the Listing Agent. Your agent ONLY communicates with the other agent, never the Seller. He or she will present your offer and explain that you are qualified to purchase and try to “sell” the offer to the other agent. Your agent works in your best interests and will do everything possible to get this accepted first time.</p>
<p>Sometimes though the Seller will make a counteroffer. Your agent will communicate that to you, and you decide whether to accept it or counter their offer. Ideally, this won’t happen for long and you will get a signed, accepted contract. <p>Once your offer is accepted, things start happening quickly and are often on a clock.</p>
<p>For example:</p>
<ul>
<li>You write an earnest money check which will be deposited in a trust fund. This shows your good faith to purchase and also reminds you that you have money on the line and to perform according to the contract.</li>
<li>Get a home inspection. Your REALTOR® will provide you with a list of qualified home inspectors and help you schedule this. They will also help you decide what to ask the seller to repair and document this.</li>
<li>Get a termite inspection (AKA Wood Destroying Organism Report). Again, rely on your agent for help.</li>
<li>Stay in touch with your lender. They will require certain documents such as proof of employment and tax returns to fully approve your loan. Provide them timely when asked for.</li>
<li>Get an appraisal. The lender will order it, but you often have to pay for it in advance. Cost varies depending on loan type but expect around $450 or so.</li>
<li>Set up a homeowner’s insurance policy to be effective on the date of closing. Provide this info to your lender.</li>

<p>At least 72 hours before closing your lender will send you a Closing Disclosure (CD). You must acknowledge or sign it when received or it could delay the closing. This is a Federal Law. When you get it, go ahead and sign it and immediately share it with your agent. Signing doesn’t mean you agree to the numbers or data. It just means your received it. Your lender/agent will discuss it with you to make sure it’s spot-on at closing. The CD will show you if you need money to close or are getting money back. There are specific rules on what form of funds the closing attorney will take, so make sure you discuss this with your lender. You may need a cashier’s check or may have to wire funds. Figure this out BEFORE CLOSING!</p>
<p>Walk through the property with your agent a day or two before closing and make sure that the house is still the same, hasn’t incurred any damaged from moving, and doesn’t have missing fixtures or appliances. Also make sure that any repairs you requested have been completed.</p>
<p>The closing in Georgia usually takes place in an attorney’s office. The attorney will oversee the process and explain all the forms that require your signature. Once documents have been signed, the attorney will ensure that all funds, including closing fees, earnest money, and escrow establishment fees, are paid and properly disbursed. The title will pass from the seller to you, and you will receive keys to your new home! Congratulations!!</p>
